  • Keep moving parts lubricated

    Every three to six months, put a silicone-based lubricant on the rollers, hinges and springs, and on the opener chain if it is not belt-driven. Skip heavy grease: it collects dirt and dust.

  • Keep the hardware tight

    Every two to four months, check the mounting brackets, track mounts and roller brackets with a socket wrench. Tighten them, but not too much. Replace bent or worn hinges.

  • Check the balance

    Pull the release handle to disconnect the opener, then lift the door halfway by hand. A balanced door stays where you leave it. If it moves, the springs need adjusting, and that is a job for a professional.

  • Check the weather seals

    Look at the seals along the bottom and sides each season. Replace them when they crack or tear, to keep out drafts, water and bugs.

  • Wipe the tracks and sensors

    Once a month, clean the tracks with a soft cloth or brush. Do not lubricate the tracks: it collects dirt. Keep the safety sensors clean and lined up, or the door will not close all the way.

  • Use the door gently

    Do not slam it when opening or closing by hand, and use the handle. Do not hang or lean heavy things on the panels. Teach children the door is not a toy.

  • Book a yearly inspection

    A technician checks what you cannot: cable tension, the torsion springs and the force settings on the opener.

  • Know when to call

    Grinding sounds, a broken spring or frayed cables mean call a professional straight away. Attempting those repairs yourself can make things worse, and may void your warranty.

  • Know when to replace

    A door older than 10 to 15 years that breaks down often, runs loud or sags may cost less to replace than to keep repairing.
